How to Fix Water Stains and Small Drywall Damage

Water stains and small drywall damage are among the most common apartment issues, and among the most straightforward to fix.
Most water stains look much worse than they are, and small drywall holes from picture hooks or minor impacts don’t need a professional. The step people skip is stain-blocking primer: regular primer won’t stop a water stain from bleeding through, no matter how many coats you add.
Fixing water stains
1) Confirm the source is resolved
Before repainting, touch the stain. If it still feels damp or soft, the leak is active, and painting over it just hides the problem until the stain comes back through the new paint. Wait until the spot feels dry and firm, then move to the primer.
2) Apply a stain-blocking primer
Water stains carry minerals that bleed through regular latex primer no matter how many coats you apply. Use a shellac-based or oil-based stain primer instead (shellac blocks better but smells stronger). Apply one coat over the stain, extending slightly past its edges, and let it dry completely before painting: oil-based primer needs two to four hours.
3) Match and paint
Once the primer is dry, paint over it with the matching wall color. In older apartments the patch will likely show a little, since the rest of the wall has faded with time. Feather the edges instead of painting just the stained square: that’s what keeps the line from standing out.

4) Nail holes and small dings (under 1cm)
Fill the hole with lightweight spackle on a putty knife, flush or just slightly overfilled, and let it dry (30 to 60 minutes for the lightweight kind). Sand it smooth with 120-grit sandpaper before painting: skip that step and the dried spackle catches light differently from the wall around it, so the patch stays visible from an angle.
5) Medium holes (1 to 5cm)
Use a self-adhesive drywall patch from the hardware store, press it firmly over the hole, then cover it with joint compound. Let it dry, sand it smooth, and add a second coat of compound if the edge of the patch still shows. One coat without sanding is the usual mistake, and it leaves the rim of the patch visible under paint. Prime and paint once the surface is smooth.
6) Texture matching
Most apartment walls aren’t perfectly flat: they carry some texture, orange peel or knockdown, so a patch that comes out dead smooth will stand out even with matching paint. Buy a texture spray at the hardware store and test the pressure and distance on a piece of cardboard first, then apply it lightly over the primed patch. Going too heavy in one pass is the easiest way to end up with texture that doesn’t match.

Normal wear and tear (small nail holes, minor scuffs) is typically not chargeable. Significant holes or unreported water damage may be. Fixing before move-out removes the question entirely.
What’s the best stain-blocking primer for water stains?
